How does the SmartHousing program work?
At Libeen, we help people like you find their first home. We do this through a model similar to rent-to-own. We are the smartest way to acquire a house today.

Reserve your spot
Contact us through our form or by calling us directly by phone or Whatsapp. We will inform you of the process in detail and perform a quick financial analysis to deliver your personal report. Please note that you must meet these requirements:
- Family income over €1,500. If you are looking in Madrid, over €1,800.
- Be under 40 years old.
When you reserve your spot, we will indicate the maximum amount of rent and purchase you can opt for in your report. Hurry up, we have limited spots!

Choose your house and we will buy it for you.
You can search for your home from any real estate portal. Once you have decided on the one you like the most, we will talk to the seller to reach an agreement to buy it for you. We will take care of the entire process: negotiation, document verification, official appraisal, registration, notary, taxes, etc…
We will agree with you on the monthly rent, the down payment, and the future fixed price for when you are ready to become an owner. From this moment, you will only have to sign the SmartHousing contract and provide the agreed down payment and that’s it! Get ready for the move…

Accumulate 30% of your rent for the purchase of your house
You start living in your house! From this moment, a fixed amount (around 30%) of your monthly rent will be allocated to savings for the payment of your home.
Thanks to the SmartHousing program, using the down payment and the fixed monthly amount accumulated, in a period of 3 to 7 years you will have already paid that 20% that the bank requires from anyone to access a mortgage.

Go for the mortgage!
You have already contributed enough! You already have the accumulated amount as payment for the home to go to any bank and apply for a mortgage
At this point, you become the owner of your own house and will switch from SmartHousing to mortgage payments.

How do we set prices and what contributions need to be made?
The down payment and the monthly fee are always based on the home. We set the future price taking into account market appreciation.
Initial down payment
Contribute from 5% of the future purchase price that we set. This amount goes directly to the purchase of the home.
Monthly fees
We base your monthly fee on many factors such as: location, size, condition, and characteristics of the house. Every month, a fixed amount is allocated as savings for the purchase (approx. 30% of the total monthly fee).
